What causes a sidewalk trip hazard?
A sidewalk is a row of separate panels. When the soil under one panel settles or washes out, that panel drops. The panel next to it stays put. The result is a lip at the joint, just high enough to catch a toe, a stroller wheel or a walker.
Around here the usual causes are leaking sprinkler lines, monsoon runoff along the edge, and roots from nearby trees.
When does a lip count as a trip hazard?
There is no single rule for every HOA. The federal ADA Standards (section 303) allow a change in level of up to 1/4 inch on accessible routes. From 1/4 to 1/2 inch it must be beveled, and more than 1/2 inch needs a ramp. Many HOAs and property managers use those numbers as a guide. Try the trip hazard slider on our homepage.
How does foam lifting fix the lip?
The crew drills small 5/8-inch holes in the low panel, injects foam under it, and raises it until it meets the high panel. Then they patch the holes. Lifting fixes the cause, which is the low panel. Grinding only shaves the high edge down, and it does not stop the low panel from sinking further.
I got an HOA letter. What should I do?
- Note the deadline in the letter.
- Take photos of the lip with a tape measure in the shot.
- Measure the sunken area in square feet.
- Get a written estimate, then ask your HOA if a scheduled repair date meets the deadline.
The work takes about 1 hour on site. The foam cures in about 15 minutes, so the walkway can open again right away.
How much does sidewalk trip hazard repair cost?
Most HOA sidewalk and walkway jobs are 50 to 100 square feet and cost $650 to $950. Small jobs hit the $650 minimum. If you have several lips, fix them in one visit so you pay the minimum once. See the cost guide.
Frequently asked questions
Is foam lifting better than grinding a sidewalk lip?
Grinding shaves the high edge down and leaves a rough, sloped spot. It does not raise the low panel, so the panel can keep sinking. Foam lifting raises the low panel back to level and fills the empty space under it. For lips of 1/2 inch or more, lifting is usually the better fix.
Can an HOA fix many sidewalk lips in one visit?
Yes. A crew can lift many panels along a walkway or common area in one visit. The $650 minimum applies to the visit, not to each panel. Combining spots saves money. HOA managers can list the locations and send photos, and the contractor will price the full set.
Who pays to fix the sidewalk in front of my house?
It depends on who owns the concrete. A walkway on your lot is usually yours. A sidewalk along the street or in a common area may belong to the HOA or the city. Check your HOA documents or ask the management company before you pay for a repair.
