Which parts of Gilbert do you cover?
We focus on the southeast corner of town, in the 85298 and 85297 ZIP codes.
- 85298: Seville, built around the Seville Golf and Country Club, plus the newer neighborhoods of south Gilbert.
- 85297: Power Ranch, with its lakes, parks and miles of trails, and Trilogy at Power Ranch, a gated 55+ community.
- Layton Lakes, which crosses 85286, 85297 and 85298.
Just outside these ZIP codes, for example in Morrison Ranch? Ask in the form. The local contractor will tell you if they can cover your address.
Why do slabs sink in Southeast Gilbert?
Southeast Gilbert has more green grass and water features than most of the East Valley. That is great for shade and views. It is hard on the soil under concrete.
- Turf and lake communities. Power Ranch and Layton Lakes have lakes, and many yards have lawns. A 2009 ASCE study of Phoenix-area homes on expansive clay found that site drainage was extremely important to how slabs and foundations held up, whether yards were turf or desert.
- Golf course overspray. Homes along the fairways in Seville get extra water from course sprinklers. Patios and walkways on that side see the most movement.
- Former farmland. Much of south Gilbert was irrigated fields before it was homes. Clay soils there can swell when wet and shrink in the summer heat.
- Monsoon storms. Short, heavy storms from June 15 to September 30 dump water along slab edges faster than it can drain away.
Why are pool decks a common problem in Gilbert?
Many Southeast Gilbert back yards have a pool. The soil dug out for the pool shell is pushed back around it when the pool is built. That backfill settles over time, and the deck on top of it drops away from the coping. You see a gap at the pool edge, cracks in the cool-deck, or water that pools in low spots.
Foam lifting raises the deck back toward the coping through small holes. See pool deck leveling for how the crew works around pool plumbing.
What about HOA trip hazard letters in Gilbert?
Most of these communities have an HOA, and Seville and Trilogy also have club rules. A sunken walkway panel with a lip can trigger a notice. Federal ADA standards use 1/4 inch as the point where a change in level needs attention on accessible routes, and many HOAs use a similar rule of thumb. Check your community rules for the deadline. See sidewalk trip hazard repair.
What does concrete leveling cost in Southeast Gilbert?
The same rate applies here: $6 to $12 per square foot, with a $650 minimum per visit. A pool deck of 150 to 300 square feet usually runs $1,200 to $2,600. See the cost guide for worked examples.
Frequently asked questions
Will the patched holes match my cool-deck pool surface?
The crew patches each 5/8-inch hole and can blend the patch to the surface. On cool-deck or colored concrete, a patch may look a little different at first. Many owners recoat the deck later for an even look. Ask the contractor how they plan to finish the holes.
Do you work inside gated communities like Seville and Trilogy?
Yes. The crew needs a way through the gate, so share your gate details when you book. Some clubs and HOAs also ask for contractor details before work starts. The local contractor can supply what your community needs, so ask your HOA office early.
Can a slab next to a lawn be fixed for good?
Foam lifting fixes the empty space under the slab, and the foam does not wash out. To keep the slab level, cut back the water next to it. Point sprinklers away from the concrete, fix any leaks, and make sure water drains away from the slab edge.
